Garage Door Safety Inspection

There is a new sound. Last week the door simply hummed up and down; now there is a bang at the top of travel and a scrape on the way back, and you have started standing well back while it moves.

In plain words

For a home you have just bought, or one you are about to sell, the inspection gives the door a starting point. The report records the door and opener models, the spring type, the condition of every wearing part and the results of the balance and safety tests, all against a date. Anything that needs attention is listed with a suggested order. From then on you have something to compare against: a noise that appears next year means something changed since the record, not a mystery, and a buyer or an insurer asking about the door gets a factual answer instead of a shrug.

Sound familiar?Falls View

The call
Backing out in a hurry, the bumper tapped the bottom section. The dent is small and the door still runs, but it seems to shudder now at the point where the panel meets the track.

How the visit goes

Two long steel winding bars inserted into the cone of a black torsion spring lying on a concrete floor. — Falls View
  1. Scene 1

A slow walk along the closed door

With the door down and the light on, the technician looks at every section from the top down: dents, bowing, cracked stiles, a strut that has come loose. Each hinge is checked for a split leaf or a missing bolt, each roller for a cracked wheel, a bent stem or one that slides instead of turns. The tracks are sighted for plumb and even spacing from the door, and each track bracket and lag into the jamb is checked for tightness. This is unhurried work with a light and a mirror, and it finds the small things, a hinge working loose, a roller stem walking out, that become the big noise next season.

  2. Scene 2

    Measuring and photographing what matters

A report that says only fine or worn is not much use next year, so the technician records numbers. Spring wire size, inside diameter and length on a torsion door, and stretch on an extension door; cable diameter and the condition of each bottom loop; the gap at the bottom seal along its length; the height of the photo eyes; the door's overall dimensions and the opener's model. Each finding, from a rusted bracket to a cracked roller, is photographed with the light on it. These measurements let the next inspection show what has changed and let a future repair be quoted from the record instead of a second visit.

  3. Scene 3

    Repairs in a sensible order

If the report lists planned repairs, it also suggests an order, because some items lean on others. A cable showing rust at the loop comes before a new roller set, since cables are changed with the counterbalance unloaded and rollers are a simple job at any time. Springs near the end of their cycle life are planned as a pair, with the cables checked in the same visit. Photo-eye alignment and a stripped bracket fastener are done first because they are small and they matter. You can take the list in one go or over a few months; either way, nothing in it is a surprise when the technician returns.

In the van

  • Replacement hinge and track fasteners
  • Silicone garage-door lubricant
  • Work light and inspection mirror
  • Flat 2x4 test board
  • Inspection checklist and report form

What shapes the quoteChippawa Garage Door Pros

A retest after repairs
When the report lists repairs, a short return visit to rerun the balance, reversal and photo-eye tests once the work is done is quoted as its own item.
Torsion or extension counterbalance
Extension-spring doors add pulleys, cable clips and containment cables to the list, while torsion doors call for spring measurements at the shaft; the parts examined shape the time.
The kind of report you need
A plain findings sheet suits most households. A photographed, measured report for a sale, a rental file or a property manager takes longer to prepare and is quoted as such.

Straight talk

What exactly gets looked at during the inspection?

The whole system, not just the opener. Sections, hinges, rollers, tracks and their fasteners; springs, cables, drums and bottom brackets; the bottom seal and perimeter weatherstrip; the opener head, rail, arm and mounting; the photo eyes, contact reversal, wall control, remotes, keypad and manual release; and the warning labels. Each is examined, and the door is tested both by hand and under power.

My opener is old and has no photo eyes. Can it still be inspected?

Yes. Older openers rely on contact reversal alone, so the board test carries more weight and is run carefully against the maker's procedure, along with the manual balance check, the force setting and the release. The report records what the opener has and how it performed. An opener built before photo eyes became standard is flagged for replacement in the report, since makers recommend moving off that generation of opener rather than treating photo eyes as a nice-to-have.

Is the inspection different for an older detached garage with springs along the tracks?

The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Niagara Falls were built in 1980 or earlier, according to the 2021 Census.Where houses are older, the garage often sits beside the house rather than beneath a bedroom, so noise is a smaller concern and durability a larger one. Heavy-duty rollers, a properly sized torsion spring and cold-rated lubricant make an old door dependable for years.
  • Single-detached houses make up about 66% of homes in Niagara Falls (2021 Census).Detached houses often have a room over the garage, a bedroom or an office, which makes the garage door part of the heated envelope. An insulated door, snug weatherstrip and a fresh bottom seal keep that room comfortable and the furnace from working overtime in winter.
