2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Niagara Falls were built in 1980 or earlier, according to the 2021 Census.Wiring in an older garage may be a single outlet on the ceiling shared with the light, so a new opener is chosen with that in mind, and a battery backup covers the door during a power cut. The technician looks at the outlet before recommending a unit.
  • Single-detached houses make up about 66% of homes in Niagara Falls (2021 Census).Family homes with their own garage tend to use it as the everyday entrance, so the door sees many cycles a week and the auto-reverse and photo-eyes matter for children and pets. We test both on every visit and set the force so the door stops on a light touch.

Garage Door Bottom Seal Replacement

Two long steel winding bars inserted into the cone of a black torsion spring lying on a concrete floor. — Drummond Heights
The call
Every mild afternoon the snow melts off the car, runs to the door, and by morning the rubber strip along the bottom is frozen to the concrete. Last week the opener lifted the door and left half the seal on the floor.

Garage Door Roller Replacement

Person kneeling by a white paneled door in a garage, one hand on the black seal along its bottom edge. — Garage Door Roller Replacement, Drummond Heights
The call
Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

Garage Door Hinge Replacement

Gloved hands holding two metal garage-door hinges side by side, one discolored with a visible crack and the other bright silver. — Garage Door Hinge Replacement, Drummond Heights
The call
On the old wood door, one hinge has pulled away from the panel, dragging a screw and a chunk of soft timber with it. The panel sags slightly at that joint and the door bumps at the curve instead of gliding.
First step
Panel stiffness, struts and the hinge count

Replacing springs is precise work: measure the old spring, calculate the new one, wind to the correct turns, then confirm balance across the full travel. This group covers that and the cables that go with it.

  1. Part 1The panels

    Garage Door Panel Replacement

From outside, the horizontal groove between two sections now steps sideways by a centimetre. One section has shifted on its hinges after a roller jumped the track, and on the way down the door catches at exactly that point.

  2. Part 2The springs

    Torsion Spring Replacement

The door starts to rise, gets about the height of your knee, then shudders and reverses. The opener sounds strained, and the top section flexes as the trolley pulls on it, because the motor is doing work the spring used to do.

  3. Part 3The cables

    Garage Door Cable Replacement

Your older door has springs along the tracks, and one cable has slipped off its pulley and dangles slack. The door lifts crooked and needs a shoulder to close, when it used to glide.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The motor runs, the chain rattles along the rail, and the door does not move a millimetre. You notice the little carriage sliding back and forth on its own.

Straight talk

Why is the gap much bigger at one corner?

Two causes are common. The door may be hanging out of level because a lift cable has stretched, a drum has crept on its shaft or spring tension is uneven, which drops one corner. Or the slab may have settled or heaved at that end so the floor falls away. The technician checks both before choosing a seal, since a level door and the right seal height together close a wedge-shaped gap.

How does the technician tell rollers from hinges or track as the cause?

By watching where and when the trouble happens and then checking the parts in that spot. Rollers are spun and wiggled to reveal rough bearings and worn wheels; hinges are checked for cracks, elongated holes and loose bolts; tracks are checked for plumb, dents and spacing. A shudder at the curve tends to be rollers, a pop as sections pivot tends to be a hinge, and a rub the full height of the door tends to be track. Often more than one is involved, and the visit covers them all.

What information helps when I book the visit?

Whether the door is closed, open or stuck; where the noise or the gap appears and roughly how high; whether you can see a cracked, bent or loose hinge and whether it is at the edge or the middle; whether the door is a single or a double, steel or wood, and how many panels it has; and whether anything hit the door lately. A photo of the hinge and its stamped number is useful.

My door came off its track last month. Is this the same service?

It is the follow-on. Putting a door back on its track deals with the rollers and gets the door running again; track repair deals with the reason it left. If the reset showed a spread channel, a bent section or loose brackets, those are corrected now so the rollers stay put. Where nothing on the track was at fault and the cause was a cable or an obstruction, the track is simply checked and confirmed.
